How Firestopping Works

Firestopping is a passive approach to fire protection supported by fire-rated building components, such as joints. The main goal of a firestopping system is to prevent the spread of smoke and gases between rooms during a fire event. Commercial buildings can maintain their designated fire-resistive rating by properly sealing every joint. 

Joint sealant is only one small part of the complete firestopping system but is a critical component to have in place.

Firestopping joint Sealants are designed primarily for the protection of construction joints.

  • Rated joint sealants are used to help prevent the spread of fire, smoke, toxic fumes and moisture in construction joint systems like head-of-wall, bottom-of-wall applications.
  • Non-rated joint sealants are designed to minimize sound transfer and prevent the spread of smoke by sealing construction joints in head-of-wall and bottom-of-wall applications as well. In addition, it acts as a draftstop to prevent unwanted air movement and provides a barrier against dust and other airborne particulates.
  • Mineral wool fire safing insulation is used as a barrier along with joint sealant sprays to provide enhanced fire protection.
  • Specifications require that the fire protective joint coatings shall be a water-based, non-halogenated elastomeric coating and shall contain no solvents, inorganic fibers, nor asbestos. The coating shall dry to form a flexible, moisture resistant film and shall adhere to all common construction surfaces. The coating shall provide up to 50 percent movement. The coating shall be thixotropic and shall be capable of being applied by airless spray, brush or trowel.
